LettingZone only manage properties that are of a high standard and meet the current safety regulations on gas appliances, electrical and fire safety. So for your protection we do not handle properties where Landlords have not complied with the current safety regulations.

Accountability...

We are also members of the DPS (Deposit Protection Service) and all Tenant deposits/bonds are registered and held by the DPS. We use an on-line digital inventory system that details the condition of the property. The tenant has access to this report and can make comments. A statement of conditions is held against each managed property, minimising the chance of any dispute over deposit deductions.

Tenant Fees...

We charge a processing fee of £25 per applicant when you apply for a property. That property will then be taken off the market for the next seven days, to allow for signing of the tenancy contracts. When you have been accepted for the property, this fee will be deducted from your full payment of the administration fee, which should be paid during the signing of the tenancy contracts.

The initial Tenant Fee is to cover the administration costs incurred, in dealing with your application, if it does not proceed.

Single Tenant: £150.00
Two Tenants: £175.00
Every Additional Tenant: £25 each

Other Fees:

Guarantor Fee: £25
Renewal Fee: £35
Future Landlord Reference Fee: £20
Out of Hours Services: £30 per hour
Professional Cleaning: Quoted Fee
Pet Deposit: £100
Contract Amendment Fee: £30
Arrears Letters & Breach of AST: £10 per letter
Lost Keys/Security Access: £30 + any replacement cost.
